First, I want to express my heartfelt concern for all those dealing with difficult winter weather this season. We feel very blessed to be living in Charleston and enjoying balmy Thanksgiving weather in November. As I sit on my screened porch with my laptop, I feel compelled to share a little of our wonderful Charleston Thanksgiving.

We have friends with a large extended family that come down to their second home on Daniel Island every year. This year they had 24 family members and they invited us to join them. They fill their home, guest cottages at the Daniel Island Club and a VRBO home on Daniel Island. It is fun to catch up with them over Thanksgiving dinner. Family members are filled with excitement about their adventures during the week.

Each year in late Spring, locals and tourists alike make their way to the historic streets of Charleston as the city transforms into a cultural mecca showcasing the arts encompassing theater, dance, opera, jazz, chamber music and more for Spoleto Festival USA, Charleston's annual premier performing arts festival.

 

Spoleto Festival kicks off the first day of the 17 day run with its traditional opening ceremony in front of City Hall. A section of Broad Street is blocked off and people fill the street. It is an opportunity to hear about the festival from the perspective of community leaders, see snippets of performances to come, or hear from some of the performers and playwrights themselves. Charleston South Carolina beaches are amazing and usually not crowded. I grew up in the Valley Forge area. My buddies would hop up the car and drive 2-3 hours in bumper to bumper traffic to New Jersey beaches. We had to have beach tags, pay for parking and get real cozy with strangers spread out nearby. Now we live 20 minutes from the beach. Beaches are not crowded (except maybe this weekend). Parking is mostly free. What a wonderful thing.

Charleston Regional Business Journal reports Charleston was among the top 5 ranked for overall best places to find a job. The study was done by WalletHub. Check out The Charleston Regional Business Journal for lots of great information about our wonderful area. They do a great job of reporting on business related issues. In the 13 years we have been here corporate America seems to have discovered our area. New manufacturing facilities for Boeing. Mercedes, and Volvo to name a few.

WalletHub has a pretty impressive advisory board that ranks cities and states for lots of factors. It is nice to see that Charleston stacks up as #6 in the country for affordability. We often must resuscitate clients coming from places like New Jersey and Connecticut when

Charleston has grown at a rapid rate in recent years. A recent study indicated Charleston is second in growth to Austin TX. In Charleston's market, lifestyle is the big driver of growth. Families looking to improve their life, live in a smaller city with all of the amenities of a big city, and enjoy lower real estate taxes are making the move. Of course, growing employers like Boeing, Bosch, Mercedes and many others bringing new hires in. 2017 was the busiest year ever for home sales. The growth rate of homes sold was up 3.4% over 2016 and median price was up 4.3%. Of course, this is not a huge increase which delights us as the growth rate is sustainable. We are not seeing the dynamics of the 2008-2009 period of speculation.

Travel and Leisure Magazine named Charleston as the best city in the US for the fifth consecutive year and they also named us the 2nd best city in the World.

Southern Living Magazine named Charleston the #1 Best City in the South.

Food and Wine Magazine ranked Charleston in their list of the Top 10 Most Exciting Food Cities in the World.

Of course, with all this going on, the real estate market continues to move forward nicely. Year to date, transactions are up 7.7% over the same period from 2016. 2017 will likely be the busiest year in Charleston history. We may sell over 18,000 properties. Following Benefitfocus recent expansion adding a state-of-the-art, four-story, 145,800-square-foot facility, Blackbaud has announced a new 360,000-square-foot facility and tech campus. The new headquarters will be located on Daniel Island in Berkeley County, South Carolina. The new building will allow Blackbaud to add 300 high-tech jobs on Daniel Island. Blackbaud is very excited about its growth since arriving in Berkeley County in 2000. Since the move Blackbaud is the largest publicly traded software company in the state and was recently recognized on Forbes’ 25 Fastest-Growing Public Tech Companies list.  Both new buildings create excitement about the expansion of software companies on the East Coast. With the announcement that Volvo will build it's first U.S. manufacturing plant in the Charleston South Carolina area, we are benefiting from a third auto manufacturer in the area. BMWs are rolling off the assembly line here and Mercedes- Benz vans has announced anew $500 million plant to be built in North Charleston. The Boeing plant which assembles Dream Liners here had a huge impact on the area over the last 5 years. We are delighted to see these companies move here and attract high tech employees to paradise. Our economy is strong and will only improve going forward. New retail centers are popping up and new home construction is strong throughout the area.
