James Island is essentially a bedroom community for Charleston. James Island is a popular choice for those looking for family-oriented real estate. James Island offers a wide variety of housing options, drawing people from all walks of life. Condos range from the $50,000 range inland to $800,000s on the Inter-coastal waterway to over $2,000,000 for a home on three acres and 325 feet frontage on the Stono River with dock.


During the 1800s, plantations populated James Island. The first shots of the Civil War were fired from Fort Johnson to Fort Sumter in 1861. All but a handful of dwellings were destroyed during the war. With the stately plantations gone, James Island reverted to a sparsely populated rural farming area, much like its neighbor, John's Island.

Laced with creeks and affording spectacular views of the city, James Island became a little piece of paradise enjoyed by a few lucky owners. The island began experiencing renewed growth during the 20th century, but the opening of the James Island Expressway in 1993 and the Town of James Island being founded in 1993, suddenly made James Island and the other islands west of Charleston prime locations for new Charleston real estate developments. The planned expansion of the Hwy 526 deeper into James Island will spur further development and is something to be aware of when shopping for a home here. 

Dining and Shopping

Restaurants abound, offering everything from a quick deli sandwich to an elegant evening dining experience.  You'll find great food and casual dining at the ˜Mustard Seed' to a favorite barbecue spot where they pack them in at "Dukes" on Folly Road.  There is a large array of shopping options with small shopping centers scattered along James Island's main thoroughfares, Folly Road and Maybank Highway.  Visit the Jim Booth art gallery for some fine local artistry. Perhaps best of all Historic Charleston and its plethora of fine restaurants and shops is easily accessed over two bridges.  


James Island, is a large triangular sea island framed by Wappoo Creek and Charleston Harbor to the north, Morris Island and Folly Beach to the east, and the Stono River and John's Island to the West.  It is laced with creeks and sounds, well known for its farming, fishing, shrimping, and ancient live oaks. Downtown Charleston is a short drive over one of the two bridges connecting James Island to Charleston. Folly Beach is about 15 minutes from anywhere on James Island.


James Island's annual Holiday Festival of Lights in December has become a crowd favorite for families from all over the Lowcountry.  Locals and owners of James Island can choose from a number of recreational opportunities, including those available at the popular James Island County Park. This incredible 643-acre park offers biking, nature trails, a climbing wall, an elaborate playground, pedal boats, kayaking, 16 acres of lagoons, fishing and crabbing dock, and picnic areas. There are 10 vacation cottages and a campground, with 125 sites. Splash Zone, located inside the park, is a well-rounded water playground offering two 200-foot tube slides, a 500-foot lazy river with an adventure channel featuring sprays and a waterfall, a leisure pool, and a Caribbean play structure with interactive elements.
