Travel and Leisure Magazine World's Best Awards for 2011 are out. Readers were polled for the study and Charleston was selected #2 to New York City. Charleston replaced San Francisco in the #2 spot. The charm of historic Charleston, easy access through our delightful airport, and amenities such as beautiful beaches, championship golf courses and excellent fishing add up to a wonderful place to visit and live.

Charleston's Planters Inn was selected as #10 on their list of Inns with under 100 rooms. One of our favorites, Charleston Place, was ranked #26 for hotels over 100 rooms. The Sanctuary at Kiawah was ranked in the top 100 hotels in the world..

Our family loves Charleston. This ranking just reconfirms what a wonderful lifestyle this city offers.

Sue and Scott Campbell, owners of Prestige Real Estate group, closed the sale of 346 Ralston Creek. This beautiful waterfront estate home sold for $3,100,000 representing the top sale for the year to date on Daniel Island and the fourth highest in the overall Charleston market according to MLS records. The Campbells also sold represented the buyers for the highest price home sold in 2011 on Daniel Island at $4,650,000.

2011 started off quite strong, but April and May were disappointing. First quarter sales were strong with the number of home sales up 21% and homesite sales up 366% over the same period last year. Through May the year-to-date number of homes sold is up just 4%. Single family homes sales are down 7% while condo sales are up 35%. Sales of condos appear to be driven largely by bank owned deals. The highest priced home to sell in May was $691,209. Last year 5 single family homes sold in May above this price point including a $4,650,000 home sold by Prestige Real Estate Group.

New construction is once again dominating the scene with 7 of the 12 single family homes sold in May being new construction. Perhaps the slowest category for sales was in homes above

Remember those boring economics classes in college. Well the big take away from all those hours was supply and demand dictates the price of available products in the market place. This is very true of real estate. A year ago active listings on Daniel Island of homes, townhomes and condos totalled 282 listings. Today active listings total 210 - down 25%. Active listings above $1,000,000 was 66 last year at this time and is now 48 down 27%.

Buyer activity has increased dramatically. Web site visits are through the roof and showings at all price points are brisk. Last year at this time there were four of Daniel Island's deep water "crown jewels" available on Ralston Creek Street. This weekend we were pleased to put the last one under contract. We
